Development Restriction Ordinance
The City of Central follows the EBR Unified Development Code (UDC) pertaining to zoning requirements and development regulations. However, due to the ongoing development of our City Master Plan, the Central City Council passed Ordinance 2007-02 which amended the UDC to require ALL residential or multi-family developments of more than 8 lots or units and all commercial development of 8 acres or more to be developed and rezoned as either a Planned Unit Development (PUD), Small Planned Unit Development (SPUD) or Traditional Neighborhood Development (TND) prior to those developments being approved. This ordinance supercedes any requirements in the UDC pertaining to residential or commercial developments in the various zoning categories. Additionally, in Ordinance 2007-02, the Central City Council amended the definition of "Rural" zoning to match "A-1" requirements and lot dimensions.
Rezoning Ordinance
Effective October 1, 2007, all rezoning requests in Central must be accompanied by a small site plan which must include such items as location and dimensions of all buildings and parking, as well as any proposed signs, green space and drainage facilities.
